I live right next to dream house-ville and those poor folks work like animals to support their house payment, boat payment, car payments, etc and build no net worth.  

As implied renting and owning are different animals.  

I did have to pay my new pm company the minimum charge they levy as they essentially waited around for the 45 days to pass..My 1st company sucked because I don't think they were doing good enough tenant screening, and letting animals into my place.

My point is that if you don't take care of it quickly, you might start having other problems aside from just an animal in the house resulting in more contractor costs.

They didn't take their cat with BRAND NEW KITTENS and I had her charged with animal cruelty.

.), but note investing is a bit of a different animal since you are dealing with a secondary market, with buying / reselling notes as well as with all sorts of different exit strategies. 

Commercial is an entirely different animal than residential and you really have to know your stuff.For me it comes down to - do I want to be a commercial landlord or do I want to put that time into running my business.

So @Scott Carson it sounds like to get the best returns and smoother business operations, you are willing to deal with the 60-80% of the time you wind up owning the property.
