A few things I didn’t mention in the original post:- I’m a licensed Realtor and have access to some additional tools and services - background check, zip docs, etc. - my mom, also a realtor, lives close and is “managing” the property while we’re away. - the tenants: long story, but they are the parents of a pregnant neighbor, who is a RE Agent too.

@Christian Mano,Here are the places I look:Loopnet and Crexi for commercialMLS (I have access) Open listing sites  (Zillow, realtor.com, etc.)Inventory list from brokers.Many companies and brokers will let you view their active inventory on their website or offline.

To a lender, they will both be considered commercial (if the 4+2 are one deed) which will restrict you to commercial mortgages, and the limitations that come with them.From a depreciation standpoint they may both be considered residential depreciating over 27.5 years as opposed to 39.

there is nothing the other can or can not do.A Direct writing agent, who represents a single company, and per their contract cannot sell other insurance carrier products, may be giving a bias very point.Just find an independent Broker/Agent and you can get access to multiple insurance options.
