The quality of home inspectors varies greatly based on:- ability to identify all relevant issues (no inspector will find 100% if you include minor issues)- correct interpretation of the issue (minimizing/maximizing of the issue)- ability to answer questions in a factual and practical way- quality of the report, easy to read, easy to understand (for the seller, who was not there!!)

Practically speaking, if the house is painted and the old, potentially leaded paint is sealed in, it can no longer be digested by infants, which is what the main concern is.

I think the "rates are so low this money is practically free" aspect of the market right now is pushing a lot of would-be-buyers into the field, even amidst the social distancing moves (interesting in itself).Investors seem to be on pause, tenants are TBD, and retail buyers (and most sellers, but the sellers are nervous nellies) are still hunting, but very unsure on how things will unfold.I know we've heard this idea discussed on the podcast before, but I think the biggest "threat" to performance of rentals across OKC is going to be from the Airbnb sector.

Hey All,After hours of research, reading and using BP Forums to ask and read questions and answers, I (think) I have decided where I would like to focus in regards to purchasing my first Rental property.Before I would submit any offers, I want to give myself the adequate time to go check out these neighborhoods, talk to residents and check out their local economies and shops In order to ensure I am happy with my choices before proceeding.As I prepare to go to these different communities (looking in the CT area), I was wondering if anybody who has done similar trips (I am assuming its pretty standard practice, unless the property is far away).
