On the forms for criteria it doesn't allow you to exclude crimes for sex offense permanently, only for a certain amount of years.

@Ross EllingtonAs I talked about on Bigger Pockets Podcast #82, you can serial Section 1031 until you pass away, then your heirs can use the "stepped up basis" and wipe out all the deferred taxes permanently. 

I am wondering if i would need to either obtain work visa authorization to travel to Canada and maintain the properties, or if there would be some way to gain citizenship/permanent residency through these investments.

In other situations where we did not believe in the likelihood of a permanent finance structure replacing the subject to in short term we pursued our rights to foreclose.

I even considered offering to buy contingent on holding x number of years, not subdividing smaller than y (where this is not already embedded in zoning) or some other limitation (not a codicil that would become a permanent part of the deed, however).
