I could probably turn this now as it sits and make a few bucks but since the appraiser missed the damage I'm going to push it a bit and go for a lower appraisal.

I played online poker for a living for the last 5-6 years and have about $100k I could tap into (its not very liquid, i'd have to sell my property overseas) if I see potential in this for me.I'm most likely going to be a mature student pursuing an engineering degree, thus no real income...and to boot I don't have any credit history due to never having anything on my name even after being naturalized.I'm not expecting to jump into REI right away and having banks approve me for a loan with no experience, credit or income lol but i'd appreciate any thought on my best way of getting there.My current plans are to read as much as I can on this forum while getting myself an entry level credit card to build my credit score.

I even put these in my rentals. 130 yr old windows suck and if you are going to spend more than a few bucks on them and they are not part of the character I would get new ones.From the pictures the place looks like a total gut.

you can pay 10 bucks a sign at a local hardware store, or you can go online, pay in bulk, and get a great deal..i just bought 50 blank signs yesterday for 70 bucks online...but yes, i love putting for rent signs in the area to attract someone who is aleady familiar with the area, and usually the property as well

Maybe find someone to help you for a few bucks an hour to help with cleaning and the fresh coat of paint, if suitable.Then flip the house as-is.

yep, i think you need to see what's going on for yourself...at minimum, maybe you can pay a BP member in the area 50 bucks to check in...or go to craigslist, find an agent/property manager, and pay them the 50 bucks...
