I was wondering if anyone has had much experience with stacked duplexes and what the major downfalls are with stacked (specifically, noise issues)?

Noise complains or things of that nature, I will have a conversation with both tenants and encourage them to speak to each other and some times organize that.

I see the proximity to the train station as a plus (to commute to Chicago) but my wife is concerned that it can be a negative due to the noise levels.

Thanks I'll give them a try, I just either want this condo gone( I assumed by now it would have been) or be able to save it and start turning around everything, I had originally bought it to live in for a few years then make it an investment property but between losing job and having to start over and then now 2 kids it's been years of grinding and suddenly I'm 32 and would love to by a home for my family now.

A lot of expenses and it's been difficult to finance, but I am able to luckily.It has a current Cap of 3.55 (due to vacancies and low apartment rents) and a potential Cap of 5.9... but this could be after a lot of GRIND and throwing a significant amount of money improving it.

This will never affect the number of rentals or have a cap associated, its to hold owners that self-manage are accountable for code issues, trash on street, and noise issues.
