On top of that most of it is either not publicly available (or not easily), not updated and not cleaned.

You'll be waiting a long time to evict because everything will be backed up after this COVID-19 brouhaha so, I'd put on my friendliest, most compassionately sounding self; even if you have to fake it, and offer them cash to be out on such-in-such date w a clean property.

Even if they restrict their guests to their bedroom, you will still have to clean any surfaces that they touch.

Take the time to setup all your rental documents on your computer and have a fresh and clean set of documents ready to go when the tenant says they want to rent your property.In the previous section of this book we talked about property upgrades and what can get you higher rental rates.

I recommend making a clean transaction by either renting it or selling it.
