@Justin Kovach - IMO one of the postings should be a document establishing that you are starting the five days of being unable to contact tenant, and you should photograph that posting; and when photographing a posting, it has been suggested to get the hard copy of the daily newspaper into the photo showing the date as well, to establish that you did not in any way falsify the date.

get educated. the best way i learned about REI is listening to the podcasts. they are incredibly helpful. you might not understand what people are talking about a first but as your knowledge increases you'll start to catch on.

I plan on putting together highly detailed project books (details of the purchase, budget, cost expenditures, before and after photos, and sale details like DOM vs average area DOM, sale price as a % of ARV, etc.). 2) Is there a better way to do this investment than I have outlined above?
