I am not sure how many other parcels he has we have about 50 acres in the Rohnert Park North specific plan that are not built on.. we were asking 3 mil and settled at 2 mil.. after 25 years  and since we only paid 27k for it .. time to just sell and move on and wish the developer a ton of luck .. we are across the street from the largest Indian Casino in North Bay  Graton Casino. 

We live 15 minutes away and have flexibility to deal with turning over more frequently.

There is a brand new Hard Rock Hotel and Casino which will be built here in town, and there are also around 19,000 homes which are going to be be built within the next few years as well, just outside of the Bakersfield area towards the LA basin.

This is something I frequently see when reviewing opportunities:Travel and inspection costs / Asset due diligence                         $200K $300K etc.Now, if the entity is purchasing 1 or 2 assets, how much does travel, hotels, etc. cost? 

I know many lenders as I frequently refer clients to them and can assist you.You will also want a tax advisor on your team as well.

That's a huge misconception frequently discussed on these forums.

If a person is hopelessly addicted to alcohol  it will likely show up in other areas like frequent job loss or moving around also a poor credit score all things that can indicate irresponsibility .
