Not having to work in this example means having the 15 rentals producing enough cash flow to pay all their costs, including all 14 old mortgages and the 15th (new) mortgage that is refinanced each year.

That is 4 months' of ALL of your rent to place a new tenant (not to mention the time the unit probably sat empty while they were filling it).So in a year where you had turnover, your PM expenses would be $1,200 + 12x$120/month, for a total of $2,640 in PM expenses for the year.

So, I've been on the hunt for a new management software for someone with less than 10 doors.I've tried several different alternatives: Azibo, Innago, TenantCloud, Baselane, Hemlane, etc. and none of them come close to Stessa imo.
