There are several organizations that can do that.

With some boarding homes like you said you should be able to find an organization that will place tenants for you and many of those organizations have multiple tax breaks which could defer alot of cost at tax time next year. 

Next time I may not be so hasty in upgrading the HVAC system so quickly, but otherwise this was a great purchase and the area of town has already begun to develop pretty quickly.

Hi all,I recall a podcast talking about the best anchors to buy near (I.e. hospital, higher education) since they're solid organizations that won't evaporate and will always need housing for their employees and/or patients and students.

It seems that the more organized you are the better it is in the end (go figure).I was thinking about creating one on excel to model it off of my rental income worksheet, but thought to reach out on BP and see what others are doing to track CAPEX and repairs. 

Is HUDHOMESUSA.ORG a good organization to find deals on?

It was only after my first real estate purchase that I discovered Bigger Pockets & joined my local Real Estate Investor groups & have begun educating myself further in this REI world.
