What I do like is that I don't have to worry about how the yard is being kept up, the other perks like snow removal for the tenants and how some of the bills are essentially automated as part of the HOA fee and one less thing I have to worry about such as the trash and water in a few of them.

Once I put the property out for lease, the showing through applications is completely automated.  

I started doing wholesaling and let me tell you that if you don't automate your processes it can get overwhelming from building your leads lists, skip tracing, cold calling (or whatever marketing strategy you choose), funding, acquiring, disposition, rinse and repeat. 

If you are running an STR, you will have to put more effort into the property, but many of your systems can be automated with services like guestly for hosts or pricelabs.
