Please spill your secrets about how you have a 100% win rate on every deal , have never had a contractor or tenant take advantage of you, or lost money in any way.Plenty of successful RE investors have made much bigger mistakes than losing a thousand or two woth a bad tenant.Get off your high horse.

Indy has a lot going for it during different points of the year: biggest IndyCar race, huge NASCAR race, biggest drag race in the world, biggest children's museum, had the Final 4 here for a while (maybe still, I don't follow basketball), big art museums, etc etc.

There's 20,000 of those properties in Kissimmee/Davenport and getting yours booked over theirs is just a race to the bottom in pricing, and people there are willing to go insanely low on pricing.To succeed in the Orlando area you need to stand out, and that means theming, arcade, etc.

Beyond that, I would find some experienced local investors at REI meetups and ask them their opinion ... understand not just what their opinion is, but why they think that way, what their rationale is ... ask multiple investors and after awhile you can take the best ideas from each of them, form your own informed opinions, and evolve your thinking as your experience grows ... then you'll be off to the races in becoming the kind of investor that can make money any time, any place ... then people will throw money at you to invest for them without even asking ... that's the guy you want to become, and you won't likely become that guy by starting out investing out of state IMO.
