The 800 is a pretty big swing though, typically when people are talking about 70k it is for a sub 500 monthly payment swing, so that is the only thing that creates a gray zone for me in your specific example.

If you have to use an extension cord, get one of those beefy gray 14 gauge ones that come in 3, 6, and 9 foot lengths, and use the shortest one you reasonably can.Also, in more than one house I've seen, the outlets in a couple of the bedrooms will be on the same 15 A circuit.

I’m simplifying of course the examples but in general hate when people suggest world is black and white when it’s pretty much 100% gray

The lighter color will require fewer coats (over a dark color), and neutral will allow the house not to stick out (in a bad way)...A light neutral brown or gray with white trim and black doors/shutters generally works well on most typical houses.
