This attorney should handle creation of your PPM and state filing requirements, but they do not handle the PSA or closing. 

As a new investor, I made the common mistake of being too aggressive, starting with seven distressed units all at once.

What I usually see is that they start with the average $/sq.ft of the sales price in the area.

There was positive population growth, medium home price growth, low unemployment, good rent to home ratios, and low crime, all of which are factors when I start looking into an area to invest in.  

The problem is, and here's where I really screwed up, is that now I'm told by lenders that because we have a commercial tenant banks won't refinance the property.

I like the idea above about trying to do MTR.

Frankly I used to be on BP a lot, then when I started doing syndication, no one discussed much about syndication on BP so I just went to other places to learn.

I'm looking to do a third house hack/BRRRR in the next 2 years.
