I need help converting my commercial warehouse into climate control self storage. 

It's our first shopping center, after previously owning 4 warehouse/flex industrial uses. 

Some folks look at commercial buildings as 5+ unit apartment buildings or a warehouse or something like that while some lenders and Dodd Frank legislation look at a simple, single family residential that's non-owner occupied as a commercial dwelling because it generates income. 

Good afternoon,Our buy and hold business has reach over 130 units and we have purchased a small warehouse. 

As a result, the pipe was not able to drain properly and once below freezing temperatures came, the pipe burst in the basement.   

Oh.. and many people are also confused because they say they have a Lloyds of London flood policy - There are many Lloyds of London and they all have different temperatures for covering flood risk and they all have different underwriting and claims payout.

Lofts, warehouses, they are all good options if you can add retail down below and rentals up above.

It's across the street from a hospital and the other half of the block is a warehouse.  

Here's the specs:prop #1- nicer neighborhood. just under 6 acres, mostly wooded. single family house needing a total rehab/gut. zoned R. listed just shy of 200k, has sat for half a year; I'd be aiming for 100k-120k-ish. has no garage/warehouse on it; I'd need to navigate zoning, and build to suit.

If you use option 2 there will be only 1 thermostat to decide the temperature, so it will probably need to be in the master bedroom.
