My accountant is currently away until the new year, and never received the vouchers for the amounts I should be paying.If I wait until after the new year, will I receive penalties?

A 3 bedroom in some areas of my market have a market rent rate of around $1,100 and the person has a voucher value of something between $1-1,100. 

Find those and read a bunch before making a decision.My opinion is if you can find qualifying tenants that don't have vouchers you'll be better off.

@Jeffrey Mata - I get the most rental inquires from Zillow.com and their syndication partner sites, as well as GoSection8.com (for those accepting vouchers).

Great property manager already flipped 2 units and has the problem tenants getting in line or else they are at risk of losing section 8 voucher.

I listed a 3 bedroom in 35211 last Thursday & had an $800 voucher in my hand by lunch on Friday. 

It's occupied by a longtime tenant who's super sweet and nice so I'm also conflicted on this front.U3 - is currently occupied by a voucher holder but it's paying slightly above market rent and the gov is always on time with their payment.In the short term I'm planning to keep both tenants and switch them over to a new lease with a $50 increase.  

I would be VERY hesitant to rent to this person even if the voucher covered the full asking price at this point.

I have become nothing short of an expert in everything involved, including but not limited to: construction, rehab, permits, court, house value, geography, vouchers, and law.

(My last tenant was Housing Choice Voucher (aka Section 8) and the rent was direct deposit into my account.)
