If you offered to pay for it then that seems unreasonable that they won't let you.

One of our properties saw a 50% increase in property tax, went up $1200 per year on a house we paid $250k for.One thing I love about Virginia is that the landlord laws make it easy to evict and don't create unreasonable demands on landlords.

Don't want to sound like a whiner but I think it's not unreasonable to suggest that these metrics (70%ARV and BRRR) are much easier said than done.

We don't think it'd be nearly as successful today if we / someone else wasn't onsite as often. 2.Cleaning/Laundry - we knew this would pose a hurdle, but not one as big as we planned.

If market conditions in 24 short months cause the property to underperform, rates to be high so that you can’t reach DSCR hurdles, or lenders to tighten - you’ll be in a pickle. 

The biggest hurdle to investing is capital, and I'm always researching ways to creatively finance my next property!
