I house hack a multifamily myself and currently have a 4plex in escrow with a couple house hacking using their VA loan and putting $0 down and have another duplex in escrow for a couple using conventional financing to house hack and putting 10% down.Quite a few of my fellow House Hackers who purchased duplexes within the past year using FHA and putting only 3.5% down are getting their entire mortgage paid for each month by renting out their second unit as a short term rental (STR)...so not only is it possible, it is the absolute best way to get started in buying real estate, especially in high cost of living areas such as San Diego but also applies to other major areas such as Los Angeles, San Francisco and surrounding, Seattle, etc.
