Most expensive route of course as you are paying them by the hour, but I learned a great deal and am now self sufficient and they've been tremendously helpful in giving me birds eye view of what I need to fix and focus on next.

The rental has tremendous equity (as was our primary prior to being a rental) though if I pull it all out, the rent income from that property alone would not cover.

However, when you add PM and CapEx savings to the Operating expenses it drops your NOI tremendously and then when you multiply it by the Cap Rate you get a much lower valuation of the property than the listing price.

I really cannot speak to other investors' reasons for contracting homes and backing out, but I would think it has more to do with the condition of the home rather than the laws.If you're looking to buy and hold, you need to know that there are some areas of the south side that won't expect to appreciate but WILL cash flow a good bit, and there are other areas that are currently growing tremendously but won't necessarily cash flow as much.Are you looking to buy in this area?

I've made a number of connections with real estate agents and attorneys over the past few years here and feel there  is  tremendous potential on this side of the island especially on the real estate front.Prices are great especially for buy and hold scenarios and inventory is not an issue.
