Potential Motivated Seller Found! What do I do?

Hey All. I’m new on here and just trying to gain the knowledge of the business. One question I have right now is how do I get it started?? I know a guy that is selling 7 acres of land with a large building for storage on the land. He can’t seem to sell it and I’m thinking I could potentially get in on some of the action. What questions do I need to ask him. What details should I get? This could potentially be my first deal if I want it to be and I’d like for it to go smoothly. Any feedback would be of tremendous help! Thanks!!!
