I should be getting a slip in the upcoming weeks and would like to offer it to guests as a selling point or up-charge to the property but I wanted to ask has anyone had experience with a similar situation?

Hopefully this is not some news to you, but sellers are no longer having to pay buyer agent commissions, now is a Choice, which might be confusing, but there is nothing to worry about. still, it doesn't change the fact that to maximize profit, it's wise for sellers to offer a buyer agent commission, attracting more qualified buyers to the listing. and for buyers, the main change is the need for a few extra forms and agreements before viewing properties. 

With this option, we're wondering if it's better to offer it as a 3 bed 1.5 bath with 2 bonus rooms (which we live out of), or rework one of the rooms into an actual bedroom to make it a 4 bed.With either option, we're also wondering if it's best to have the cashflow of our current house to offset any unexpected expenses, or if we should pay extra and try to pay off our current house as soon as possible.

You know what they will settle for: JACK S**T, because that is what they are entitled to as the cause of the problem.The fact that you keep coming back to offering them compensation for their actions tells me you shouldn't be managing properties.

I am looking in the area, but the thing I can't get by is how Dodd st has nothing to offer commuters.

Having the tenant  makes it:A) harder to show the property, making it harder to sellB) prevents a majority of owner occupant buyers from being able to offer on the home.
