Living room or someplace highly visible where a drywall patch, multiple coats of tape/mudd/texture, and paint will be needed: I’d start asking why they can’t just cut the back out of the sink cabinet to do their work because what might be easier for the plumber may take multiple days and trips from a drywaller and painter.

I have thick skin and know that I am scattered so honest opinions and help would be greatly appreciated with no need to sugar coat anything. 

The property will not need much work, other than a fresh coat of paint.

Additionally, you may be able to extend the roof life by putting a new top coat on the roof.

After that we did a full gut job rehab on the condemned unit including new cabinets, counter tops, appliances, shower, vanity, toilet, light fixtures, plumbing fixtures, refinished the hardwood and put LVP in bathroom/kitchen and finished it up with a fresh coat of paint.

This group requires a thicker skin to participate, but there's great people here as well. 

Those are good options, but you can also skim coat over the texture with joint compound.

For my first purchase, I'm mostly interested in something that is near turnkey ready (maybe it needs a coat of paint) so I can learn, build relationships and then launch into more complicated structures such as BRRR. 

I don't hear any talk of regulating how much a loaf of bread costs or how much a coat costs at K-mart, those are basic needs for survival, but the free market is allowed to regulate itself in those instances. 

Also, it seems that everyone can slap some vinyl floor and a coat of paint and call themselves a real estate flip mogul.
