I'd bring island out a little more. my advice is make sure all rooms are 110 sq ft minimum. some of these look super small. we build a very similar one in our market.

My guess solely looking at your numbers is that it's an older/distressed property which means you have to account for more costs in capex. 2nd thought being it's not in the best of neighborhood then you'd have to take into consideration lower quality tenants/ neighbors and maybe increase expected vacancy and late payments.

These people are very honest and open about what this is and how to do it in the best way. 

This really depends on what your looking to do however for a very basic overview far west side is great, downtown and very close to the Cleveland Clinic, Little Italy, Tremont, and Ohio City are still great areas.

I've often found that just going right to the expert in the space is going to be the most direct source of info.
