@Mas YoshidaAs with many investors here on BP, you are looking to the IRA funds as a way to support or enhance your own personal real estate investing.  

In your opinion, does that hinder the value of the property or does it enhance it?

My husband and I are working towards financial freedom, and on a personal level I have really embraced minimalism (in terms of not buying 'stuff' and not spending money on experiences that don't enhance my life).  

Those funds can only accept rollovers from other qualified plans, or you can make cash contributions to them from earned income.Once you establish self-directed plan and acquire asset inside of it - you no longer need to worry about doing 1031 enhance inside of it.

A professional texture and paint contractor will come in and perfectly texture the house in less than a week, and paint it with industrial-grade paint sprayer in less than another week.

Proportions and style doesn't tie in to what's existing or enhance it.

@Sharath Kumar the pop corn ceilings could be a major problem along with any texture on the walls if they are asbestos or lead containing. there is no way to do it your self in Colorado both the removal of asbestos and lead are highly regulated by the Colorado dept of public health's air pollution division, it would be really dangerous to attempt to do this type of friable removal in an apt building because of the shared air systems used in the 1970's you could  contaminate the entire building with asbestos fibers or lead dust.

and am interested in exploring working with investors to enhance new properties or renovations in exchange for knowledge and a cut after expenses.
