Depending on the age of the house, if it has been open for that long, anything copper is probably long gone.Depending on the size (temp) and location of the fire, it is possible that some or all of the brick is compromised.

If you are looking for ocean temps to be warm enough to swim in winter and a year round warm temp (lows of 70) your going to want to focus on the 3 SEastern counties (Palm Beach, Broward, and Miami-Dade) you won't get as much house for the money as other areas of Fl, but your going to have a better chance of keeping them full of vacation renters.

I caught this mistake only 12 days after the vesting doc was recorded because I just so happened to go online to check the assessors office because my aunt has been trying to manipulate me out of my interest in the home so I have been keeping track of everything.

Buy same house with Temp to Perm hard-money to refi. 20k down, PITI 800, cash flow 400, do it 4 more times to use the 100k, now own 5 houses with 400 a month cash flow or 2000 month cash flow or 800 more than cash outright.
