This property has in the past been pasture for grazing, and we built a rental on one of the lots, in addition to planting trees and running irrigation.

Before I was so sick I couldn't work anymore I went to my rental unit with the left of my savings to hopefully fix it to maximize my appraisal for a refi.While at the house I was 2 weeks into fixing the siding from a tree and patching a glass door that was removed before i bought it.

Example for my market: - water heater $1600 (lower end of licensed plumber cost), 12.5 years (150 months) $10.67/month- roof (asphalt shingle) 2 br, 2ba typical size ~$10k licensed, 20 year life span $41.67/monthkitchen, exterior paint, flooring, plumbing, electrical, fencing, tree trimming (I have a property where the tree trimming is one of the larger maintenance/cap ex items at over $1k/year), bathrooms.

So if this is a 10 year goal, it should be higher if $20k is what you need today.With that said, chasing strictly cash flow may be missing the forest for the trees especially with a decent time horizon.

You can buy 600 filters for the same cost as one (premature) furnace replacement.We also use the inspection to do some tenant training based on what we find on how to maintain the house, the lawn, down spout extensions etc We might also order a tree trimming, weed&feed or re-seal the driveway.
