For this project, that would mean targeting land in the $1.5 million range.

Their deck was too sparse and missing key info for judging risk (which I find is often associated with offerings that target less sophisticated investors...and was personal red-flag #4). 

If someone is looking for candidates to sue, having the appearance of wealth can make you a target.  

Target neighborhoods near Bradley University, research rents, join real estate investment groups, connect with local agents, use the 1% rule, prepare for financing, and seek advice on cash flow and property analysis.Good luck!

There are good people who, if they could, would choose to live in Class B neighborhoods, but they can only afford class C....that is your target resident.  

For example, if a home's ARV is $100k and repairs cost $15k your target purchase price would be $55k.
