Currently started renting it for 2300$ per month , need your suggestion things I can do to fix my below situation.

Suggesting to them buying their house for a wholesale range offer or lower dependent on the extent of the rehab, then having a contract in place that gives them a percentage of the profit to help get them back on their feet, paying off debts etc.

If you are someone who has a bigger portfolio that you manage I would suggest appfolio or yardi.  

Looking into the taxes is a great suggestion.

There's an "events and meet ups" section on BP; i would suggest starting there.

If you want to acquire more real estate I suggest more savings or sell the other property with equity. 

I would also suggest YouTube if you like to watch vs read.
