Thanks @Roy N. and @Brian Gibbons - re repairs...yes based on what I've read and heard, I thought very strange a landlord would allow their tenant to make repairs....I appreciate the links and I shall investigate further into this type of investment.

As strange as it might seem to you, you are going to need to prove yourself to them, not the other way around.My advice would be to forget all about any discounts on volume until you actually have a track record of volume with the same people, then that's something to come back around to and start looking at.

I think this is very strange, the owner may not want to deal with removing the tenant.

thats good....both that you didnt keep it as a rental and that you had a successful deal. as far the guy, very strange that he would turn you down for a date, pretty face with a job is a winner in my book.

I just find it strange they would still carry out the assignment even though the foreclosure has occurred.

I thought that was kind of strange; because I would have like to went inside of the property with her. anyways all this is new for me so I didn't want to look stupid when she got back with me. that's why I asked if there was a cost associated
