If you need a new panel I highly encourage you go the professional route.

It IS true that the apartments have caused a strain in leasing SFH around Tech, but there are still plenty of people who want the house experience rather than the apartment feel. 

You don't have to be double doing the work and you don't want to cause strain on the relationship through this.

I would be concerned about the house having all single pane glass and double sliding glass doors and wood siding.

You are less likely to put strain on one cord when plugging or unplugging the other one.What are your thoughts on this? 

The home actually has quite a few upgrades (double pane windows, fairly new a/c, heat, wiring, ceiling fans, etc.), but it still needs a little bit of work, which should still put me at just around 60% value of comps.
