Will an increase in market activity lead to more investing opportunities? 

As a civil engineer with expertise in road design, I am now looking to shift my focus to land development.

With the population increase, school districts have shifted (and will continue to shift) based on the growth.

We learned that a LOT of people are willing to get rid of their father's or mother's home for a song because they can't come up with the tax money to keep it.I would say we do much the same sort of thing these days but our focus is shifting to finding small multifamily where the landlord just doesn't want to go on with what he has.

They will significantly boost labor productivity; - Inflation is trending down;- the Fed is itching to lower interest rates and bond markets are starting to sniff out a shift in the winds;- there is a ~$70 trillion wealth transfer from the Baby Boomers to their kidsbeginning (including their homes and real estate assets);- home prices are increasing steadily, not chaotically;- overall rents are up, but steading thanks to apartment rents / supply;- wage growth, for more than a year, is back to above inflation levels;- and the bottom 50% have more $ in their checking accounts than ever before as a % of wealth.

Even if it does, what has made the mentality shift so drastic in a generation?

For example, as an investor, I invest in real estate not for the profit, but because I want to generate enough passive income to spend time with my daughters, so that my wife does not need to work 12 hour night shifts, and to leave a legacy for my girls and my future grandchildren.

Since we are talking about paradigm shifts, this will be the biggest of all.

This program aims to shift social and financial responsibilies to other counties and states as recidivism is high.

We're now looking for another investment property...the market has shifted, interest rates are higher now, and there are many investors in our local market that have long ago snapped up the easy ones.Now, I'm continually listening to BP and other podcasts with the idea of figuring out how to create a good deal, instead of "finding" a good deal.Also, whether you're a real estate agent or an investor, remember that the market will change...the interest rates, rent rates, and who knows what else will change.
