@Logan Guerrero one of the challenges with maintenance is owners not having funds.So, we've learned to prioritize maintenance issues:1) Health & safety issues2) City & S8 inspection issues3) Property preservation4) Direct marketing issues (purple walls)5) Miscellaneous

No safety precautions and sometimes we couldn’t communicate with them.

And a sure way to make nothing or lose.. you may make the 10k but that's a razor thin margin and no room for error taking on a ton of liability and risk for very little return.

Being 1099 and not having guaranteed income is challenging as is, I'm essentially dipping deep into my safety net to fund this project but the last couple of years have been great and I'm eager to get started.

---Tenants are also allowed to break their S8 lease if their home is broken into and they fear for their safety.

I'd be worried about pre-construction projects for your own safety.   

If this is done incorrectly by a contractor without the relevant experience, licensing and insurance; it could land you in some hot water with regard to safety of your tenants, being financially liable for damage etc. 

If it is a safety concern, it should get fixed.

The house I own , I am looking to move out of and rent out to long term tenants.I have searched this board and google and I have gotten answers all across the board...When I go to rent out this place, Do I need a safety fence (or gate) around my pool area?

So the kids are leaning on the screens, which is a HUGE SAFETY HAZARD!
