I have an agent that is listing it but I was listening to one of the podcasts and the guest was discussing how he refreshes his ads every 2 hours to drive leads to the list agent.

Only drawback is after these long term tenancies turnover the units require full Kitchen/Bath remodels and refresh of walls and floors.

After we fixed it up, we financed it with a bank and paid off the note to the seller and replenished what we spent on repairs (refreshed the HELOC).Make sure you calculate your HELOC expenses as part of the rental property costs to make sure you're cash flowing.
