Sam, the requirement to wait before refinancing—often referred to as a "seasoning period"—is a standard practice by many lenders, even if you're only doing a rate and term refinance. 

For reference the higher value property is in California and the rest of the properties are in Texas & Utah.

I had to prove that my credit score was acceptable, that I had not only good references from my current landlord, but the 2 previous ones.  

the first property I purchased was in Cleveland back in 2005 a single family that I purchased for  22k cash and i rehabbed it after work and on weekends this property was in the hood I put 12k in it put a tenant in and sold it for 79k to investor who an real estate agent referred me. 

If they were over 10-15 years ago, finances checked out, and he has landlord references, I might consider overlooking the incidents.

For reference, I’m in the growth phase of real estate investing so maximizing my returns is a clear goal.

I was more referring to the ease of use of the platform which seems like what many investors are looking for.

They take the success that have had (and I am only referring to people who have actually had success, I am not referring to scam artists that pretend to have had success but who have never actually had success) and they figure out a way to present the information in a way where they themselves don't need to teach it on a one on one basis.  

The many bad advice on this platform are mostly in part attributed to "AI" making everyone look smart but the few true ones like you would greatly benefit from a natural conversational interface tool that refers people to you for your quality advice.I remain a cautious, optimistic skeptic but open to embracing what the future holds.

ya the one I just mentioned to Jay Hurst was a guy who supposedly had off shore money and would get us a large line just needed to give them 500k.. big dog and pony show at wall st lawyer etc.. they even had shills for references that we called and again just did not pass the sniff test..
