If you think that the forums and the books have the same information and the same quality, do you read books at all?

I know hosts have included additional cleaning fees for violations as a deterrent.If none of these solutions work, you could look into completely independent HVAC systems for the two units, though that would be a bigger upfront investment.

In my understanding, I thought most high quality syndication opportunities were open to accredited investors only.

How have you identified quality contractors and kept them on pace?

RESOLVE this issue NOW and make a clean break. 

Full disclosure, I only deal in LTR at the moment, but I know when I am not getting the quality applicants or volume that I want, I will lower the price by $50 to $100 per week to spur more applications. 

They must provide quality service, or their clients won't want to pay the price.

We can't make people clean up after themselves and keep things as we would but the day to day dealing with voucher tenants is not the worst. 

Assuming this is a clean file, with no exceptions required, most Underwriters take anywhere from 48-72 hours to review a loan and get CTC, or provide further conditions.
