If they say "no" tell them you'd be willing to look skip trace their returns (mail rejected and returned to sender) in exchange for a fair finder's fee if any "dead leads" become deals.

That's how Swany did it, if his condos in Ohio not in San Diego, he couldn't later 1031 into apartments. the difficulty is to convert dead equity to cash flow.

As far as utilization goes, any amount reporting will have a negative effect on the score unless it is the $2 trick (which is an advanced topic) the negative effect becomes more pronounced as you pass the 10%usage level.
