The reserve is set by Auction.com and if you agree to it, then the marketing fees to the seller is free, if not, then you need to make a deposit for the marketing and they will refund it if it procures a contract.

You should call it a "Nonrefundable Holding Fee" that converts to a security deposit once a lease is signed.I see that parroted often on the internet.However, our attorneys here say it's perfectly OK to call it a deposit.A deposit doesn't have to be FULLY refundable, just like security deposit.But of course, no matter what you call it, explain the terms in the receipt.
