If you want to invest private deals which are generally the best deals then being an agent will kill that deal before it gets going. 

My goal is to acquire and stabilize these larger properties using private lending to fund down payments and renovations while executing a BRRR strategy.I’d love to connect with private lenders or experienced investors who’ve used private capital for similar deals.

we only did private notes back in the day.. and never thought twice about DOS. 

I borrowed $110K from a private lender for the purchase and self funded the repair of the offices. 3 months later, I rented 6,000 sq.ft. of office space to a corporation for $21,000/month + utilities for 5 years with another 5 year option.

Generally speaking, my landlord-tenant attorney encourages use of these forms rather than writing up a custom agreement.

Even if you all used the same app, your insight and experience allows you to make a better offer.Personally I would probably still use a spreadsheet just because you can customize it easily and it can do more if you need it.

I included stats on percent unleveraged purchases and that many of those fairly low percent cash purchases in fact use unseen leverage HML, private lending, etc and some are short term cash holds such as a flip or a brrrr that gets financed not long after purchase.  

I see some conservative areas here who would traditionally support private property rights coming down heavy against STRs.

There are a lot of charlatans and 'Guru's' out there promoting this and that but the Stech family is the real deal when it comes to Private Lending.
