They don't tear things up, they don't party, rent is generally paid early, lots of positive attributes!!

Investing in Memphis, TN could be a great move for you, especially if you're looking for positive cash flow.

Lease Terms: Determine a monthly rent payment that covers the HELOC repayment (interest and principal) while providing some positive cash flow for you.                    

We pride ourselves in keeping the forums positive, helpful, and focused on real estate (please, no politics, religion, etc.).

I hate to hear about students getting stuck in difficult positions because they put their trust in these guys.

Many of which are savvy BP type clients who are doing updates/raising rents and then the buildings do cashflow positive even with lower down payments which produce amazing returns (at 3.5-5% down you get close to a 50%+ return a year just off mortgage paydown). 

I would appreciate any positive or negative comments on your experience with this investment opportunity. 

Anyone can give me their experience in renting out condos/townhouse in Fort myers vs Bonita spring in FL and what they would do if they were in my position?  

Those 7 years were cash positive, but we just weren't making enough cash flow to make it worth the trouble. 

Hopefully someone else will actually have something positive to contribute, instead of a rude response that adds no value, and just adds to post count.
