For instance, I launched my PE to buy CRE 3 months ago, so technically I am unemployed/self-employed (so W-2) but I closed on two $3 million deals and working on closing 3rd one because bank looks are assets' risk metrics.

CAP rate has been debated so many times.I hate debating; so I am going to simplify the explanation.Think of cap rate as P/E ratio; when purchasing a stock .eg. 17/1 P/E ratio on a stock means you are paying $17(P) to buy a dollar(E) return from the company.

It might be like looking at PE ratios on stocks.You might get a super cap rate on a $50,000 60 year old house that rents for $750 in a tough neighborhood...or 8% on a newer house in a hotter neighborhood with great schools that will appreciate more.CAP rate really is a way to compare income returns on properties with different prices and different rents.

@Mario BoudriasThere is a Canada-wide forum with a sub-forum for each province (NL, NS, PE, NB, PQ, ON, MB, SK, AB, BC) and territory (NV, NWT, YK).I tried to convince our U.S.A. hosts that it was overkill and the Maritime (even Atlantic) provinces should be grouped together, as should the Prairies and the Territories, but everyone has their own sparsely populated forum (much like the population distribution across the country).
