Something I wish I knew is how much money I would be investing.

I have only been doing this for 5 years but what I have learnt is that it takes money to make money.  

Insurance doesn't cover anything anymore and we can almost just pay for all damages with the money we spend on it! 

Time is money in the service world and you should expect a base charge if a PMC has to send a ServiceTech to fix something that truly only take 10 minutes to do.

@Tanner Davis If you want to pursue either a fix/flip or BRRRR strategy, it sounds like you might need to find a partner/investor that knows you well and believes enough in you as a person to invest money in a project. 

OTM = General, overhead/widescreen view of nationwide market tends.BPRE = Detailed ways specific people are making money in real estate.

In the Bigger Pockets free book, "Real Estate Rewind", as one of the 11 co-authors I wrote about one such Tax Sale purchase and made money but not enough money to warrant the risk involved.

Then, take that money and repurpose it into something better.Door culture is crazy.

He likely needs to stay where he is, save up money for a downpayment on his own, and buy when HE is ready.He's not ready.
