Go with the "base hit" first, swing for the fences later on when you can afford it if you strike out instead.If you are looking for more passive type investments, notes are an option.  

The seller is in foreclosure and doesn't strike me as the type to have ever heard of a Phase 1, but I will ask.

What I am learning (still a newbie) as I read REI books etc is that there is one striking difference between REI and other forms of investments.

The unit is pretty nice and the current tenets are high quality tenets (an older couple) that don't strike me as the type of people that are going to trash the unit.The Middle Unit : This is the unit where my bf & I would live.
