I guess a follow up question I didn’t know I had would be: so When your home goes up in value ($100k over 2 yrs in your example), and you only have 25% equity after 2 years (20% from down payment + 5% from extra 2 years of paying down), does that mean that you now have equity worth $100k (25% of $400k purchase price) or $125k (25% of $500k market value)?

When I rented my place I was $50 less and a little bit nicer than the others: all my tenants stayed over 3 yrs that's with verbal month to month lease and always one month vacancy or less.

That would be 7 years worth of higher CF.When you refi the 15 in 7 yrs, you're only looking at about 30% of the original loan in available "cash out"...and, you'd have even lower CF.In the end, I think the 30 wins out almost every time.

He is 19 yrs old (I'll never rent out to teenager again), said the garage and driveway is part of the house, and his lease is for the house and it is shared, while I told him that his lease is only for his bedroom not everything on the premise.

My recommendation was from 2 yrs ago and since then I only use Stewart Title or Land now unless I don't have a choice.
