@Jeremy H.there is no need to self manage for the passive investor looking for a fixed NNN return in the 15%+ range.Smart business owners and retirees looking to diversify their investment portfolio are not looking to run a hospitality business. 

Fix your name when you get a chance since your name is currently NA NA.At 18, you have to question why would someone sell you their home on assignment?

They do know and want something in place you will have to go back to them to fix, or they're doing their best to go with the client's unrealistic wishes and don't have the guts to tell them that won't work.After dealing with plenty of these, I will tell you what I see works best. 

They offer a $10K repair fund to fix damages in addition to SD plus warranty for appliance repair etc.I have no say in whom they choose to move in, whether there are animals, limit on # of occupants etc. they reserve right to inspect property so i have no idea if they can tell me to remodel, paint etc.does this make sense i have a vacancy coming up in October (bad rental timing).

That will give them X amount of time to fix the problem.

If you can make some relationships prior to that with agents in the area who do what you want to, you can find yourself on a team or at a strong brokerage that matches what you want to do.

This would also prevent me from using the HELOC for a different type of investment like BRRRR or fix and flip.
