For experienced investors out there, can you share how much of your returns is attributed to cashflow and how much due to appreciation?

I have asked for a refund from Broad Financial, and this was their reply:"Our counsel is of the opinion that a foreign IRA LLC of which the IRA account-holder/LLC manager is a California resident is not responsible for the California franchise tax - as long as the LLC is not doing in business in California as per the definition in Section 17708.03.

Chris - 5% is a really good response rate, what do you attribute that to?

Can we attribute this to hitting an equilibrium point where we have more of a balance of buyers and sellers as many buyers are priced out of the market?  

Of course, my property manager is always careful to remind me that we need to be sure to abide by applicable laws/statutes when making a selection, which we do. 

When you don't make room for Managment and you are only clearing enough to basically pay a manager, I don't think this is a deal.  

When the LLC reports the property gain the LLC partners/members will get a tax basis increase in their LLC interest for their allocable share of the tax gain they report, so any cash distributed attributable to the property sold by the LLC should not result in any additional tax liability to the LLC partners/members when distributed to them.

The difference in management for a company that has billions invested vs a random sfr manager is significant we can understand.

Property manager is 10% would be $97.50 a month.
