Suited semi-detached in mature neighbourhoods tend to cashflow best right now.

I'm selling my furniture if you have a home you want furnished for a STR.  2bd 2 ba 1 yr old lightly used great condition from in a luxury vacation rental apartment. 

Changed the Floorplan from 3br1ba to a 2br2ba w/ Master on suite.

Luxury residential pays like 5-10 times better.But they are out there (and here on BP).

Conversely, someone with a smaller portfolio might have a WIDE variety of experiences and expertise in a lot of areas because they are hands-on in all aspects of investing and could give you guidance you can employ in ways that suit you best.

We live in the front half and airbnb the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that is separated by a door that we deadbolt.

I looked at Buildium (more suited for 100 units + in my opinion), Stessa (real estate focused accounting), and Digb (real estate focused accounting).

I now have the luxury of shopping a commercial loan at my own pace. 

While DSCR loans tend to have interest rates a bit higher (generally 0.75% to 1%) than the other two options, which can challenge cash flow, this comes with some advantages that are uniquely suited to the BRRRR method.

I have a newer luxury property and like to vet who’s staying there.
