The fastest option would be to figure out some arrangement for her to leave without having to go through the entire process since it can be a little lengthy.  

Thank you for your input as well, I hope I can take it back with a clean, unclouded title vs. a lengthy foreclosure process as I plan to rehab it and sell it within a few months. 

Since this is your first property, I would recommend you start with a single family home instead of a duplex to minimize the scope of the rehab so you can learn the process a bit easier than a larger, more lengthy rehab.
