Congratulations on launching Mindful Real Estate Partners, and it sounds like you and Matt have had an incredible journey so far!

The house still appraised for over sale price but I was wondering if this could be used as a negotiation moment or am I SOL? 

These homes when done right are absolutely incredible and offer a level of caretaking most seniors will unfortunately never get to experience, yet deserve to.  

I'm negotiating with them at the moment.

We want him to come back, and to engage with the community, learn how to ask the right questions, buy investment property that makes him rich, and for him to have such an awesome experience and make so much money in real estate over the next few years that he stays on BiggerPockets for 10-20 more years answering questions for other newbies, learning from the example of @miguel del mazo - who provided an incredible and useful response. 

We have a huge influx of people buying in NH at the moment, obviously mostly short-term COVID-related, however I do feel this will be pretty sustained, now that so many people are questioning city life and have realized it IS possible to work from home, so why not do so in an incredibly beautiful place with hardly any crime and tons of outdoor activities?

This is incredibly helpful advice! 

Charlotte is a tough market for investors at the moment as we have had a considerable rise in the average price of housing as it has become more popular here.
