I've experienced that they withhold their best terms for investors they feel they can have a successful ongoing relationship with.Now my banker was more inclined to give me the business LOC to purchase property because I our business shows a substantial revenue from property sales.. this might have warmed them up to me.

Also should I let them know that I am just starting out and maybe they will be more inclined to help out a hungry young man?  

I would be inclined to focus on the 5 townhouse property. 

I'm changing the culture of the building and so inclined to move him along, but due to the state of his unit I will probably have a higher renovation expense on that unit.  

My guess is that more established contractors with their crew are more inclined to be involved with these loans because they get paid at various milestones and their work gets checked along the way.

My inclination to paint is mostly due to feeling like there should be some contrast between the trim and white siding to make the house pop more but since the paint is in good condition and aluminum and vinyl sidings are not great candidates to paint I'm not sure if there is enough reason to do it.

I had a valuation recently that put it about $20k over the 2007 price so I could pull out with minimal profit, but I'm inclined to just keep it on the back burner and continue with my full time job in the meantime, whilst looking at other properties in North America.Any advice you could give would be greatly appreciated.  

I think that it's going to be very difficult to quantitatively demonstrate or back up my claim that Millennials (at least that I know) are less inclined to want to own property than our parents when the financial benefits of owning vs renting are so significant.  

@Jonathan TwomblyJonathan, one objection I have heard to creating an LLC is that courts are inclined to pierce the veil and take your personal assets if a judgment is greater than your insurance coverage.
